Our Lasso OSC of the Month for February is Morgan Edwards Online Sales Specialist with Baessler Homes in Northern Colorado. In her interview, Morgan shares her path to become an OSC, her “go-to” resources, and her advice to other OSCs in the industry.
What was your career path to become an OSC?
I was in Tourism and Hospitality Sales for many years before New Homes Sales and I have my culinary arts degree that I am now, only using for my husband. 😊 I’ve been in New Home Sales for a year and manage on average 150-200 leads a month.
How have you seen online home sales change in the last few years?
I have only been in new home sales since the “crazy market” began so for me this is the normal. It is really great to see realtors and buyers coming to new construction first instead of as a second option. It is such a blessing for us to give homebuyers the new home opportunity they deserve in a market where they may be other wised priced out.
How do you see your role/or the OSC role evolving over the next few years?
I believe the market may shift a bit, so along with that, so does the OSC role. I believe we will have to go back to the fundamentals all while incorporating new technologies into the role. Cultivating leads and relationships with REALTORS(R) in the area along with embracing new forms of lead management. The OSC role will continue to be a huge part of the sales process!

What’s the most challenging aspect of your job? What do you do to overcome that challenge?
OSC burnout is a real thing! Being a part of a community of other OSCs has been great to realize you are not alone. I always take time for some mental snacks and on my days off, I limit the phone usage and computer time to do the hobbies I love like baking and gardening!
What are the most important technology(s)/tool(s) you use in your role?
I couldn’t do my job without Lasso. It holds me accountable, keeps me organized, and helps me cruise through really busy days with the preset templates.
LotVue is a new system that has helped during phone calls to walk through the communities and lots!
What is your “go to” closing technique to get an appointment?
After giving them some information to get them excited, I always go for the hard close! I let them know when our communities are open and that we would love to have them tour the communities and floorplans in person then close with, “What day works for you?” We are pretty lucky to have model homes in all the communities, so most are excited to walk them in person or virtually!
What/Who are your “go-to” resources for training and/or support?
Do You Convert was and is great for me! Mike, Jen and Jesse are always available if I need anything. I also love the Selling New Homes page on Facebook. If I ever have any questions, most people are willing to answer or share their own experiences! The Lasso team, especially Heidi has been great for me if I have questions on about the platform or best practices.
I am a solo OSC but I have an amazing Marketing and Sales team that I work alongside of. They are so welcoming of this role, and we really do work as a team. We do everything to support each other to make sure everyone is succeeding and has work life balance.
Do you have a productivity hack you’d like to share?
Lots of coffee and positivity!
Do you have any specific successes you’d like to highlight?
In this role, I have managed the highest call volume solo that Baessler Homes has ever had. We are a small local builder and received over 500 calls within a month! PHEW!
Personally, I had a hole in one on the golf course about 3 years ago!
Any tips or advice for fellow online salespeople and marketers?
Build and cultivate relationships with your onsite sales team and make sure you use the technology available to you to make your job easier. You are not alone and have a community of other OSCs or past OSCs to support you wherever you need!
What are your favorite activities to do outside of work?
I love to bake, garden, golf and antique (Yes, I am an old lady at heart)
What are you reading/watching(binging)?
Currently reading the Outlander series and binge watching The Office (like always)
Where is the first place you’re going when we get back to normal travel?
My husband and I would love to go anywhere that has a beach and tropical drinks!
