Lasso’s OSC of the Month for May is Taylor Selle, Online Sales Counselor and Marketing Assistant for Richfield Homes in Northern Colorado. Taylor has worked in new home sales for the past two years, and manages 300 new leads a month and a database of 14,500 OSC specific leads. In this interview, Taylor shares her productivity tip, how she sees the OSC role evolving, and her go-to-closing technique.
How have you seen online home sales change in the last few years?
Online home sales were increasing prior to COVID as the majority of first-time home buyers were raised in a world where technology is and has been at their fingertips. Buyers and REALTORS(R) want answers and resources to determine if new construction is even an option. At Richfield our vision is to be the builder of choice by all those we encounter, and those encounters start online. Since COVID, the market in Colorado has drastically changed. Low home inventory with high demand is driving buyers and REALTORS to find quality affordable homes in Northern Colorado. The uncertainty of purchasing a resale has driven the new construction market to new heights.
How do you see your role/or the OSC role evolving over the next few years?
Over the next few years, I imagine the OSC role becoming a more vital part of new home sales especially in the Colorado market as so many of our buyers are relocating from out of state. At Richfield we have had an enormous increase in virtual appointments amidst COVID and getting those buyers the information that they need relies heavily on the OSC and our online resources. In the near future I foresee builders having online sales teams to accommodate the amount of leads coming in.
Taylor is doing a great job. She had a 72% capture rate for 2020 and the team really rallies around her. She makes anyone that reaches out comfortable by setting them up for a successful appointment on site. She is very organized and a master of Lasso!

What are the most important tools you use in your role?
Lasso, BombBomb and Outlook have helped me create an organized environment that allows me to accomplish tasks and follow-ups promptly without feeling overwhelmed. LiveRichfield.com, Matterport tours and our YouTube channel are tools that I consistently use to highlight our buying and building experience at Richfield Homes.
What is your “go-to” closing technique to get an appointment?
I truly feel that it would be a disservice to our leads and REALTORS to not ask to schedule an appointment. As a Richfield homeowner I can use myself as a testimony to buyers and the experience they will have. My go to closing technique is “By setting an appointment you’re guaranteed time and attention from our onsite sales associate whose goal is to make the most of your time. Is there a day and time that would work best for your schedule to visit our community?”
Who are your “go-to” resources for training and/or support?
My go-to resources for training and support are Tammy Barber my Director of Sales and Marketing who has been in the sales industry for over 20+ years, Lisa Wiebelhaus a Managing Member at Richfield who has also been in the sales industry for over 20+ years, the team at Forrest Performance Group, and lastly my dad Jim Selle who has been in the real estate industry for over 35+ years. Any productivity tips you’d like to share? My productivity hack is to stay organized and complete the most important tasks first. Before I go to sleep, I make a list of everything I need to accomplish the next day in my Notes app on my iPhone and I consistently revisit that list throughout the day while I am getting calls, emails and setting appointments to stay on track.
Taylor consistently gives the same great experience to every person she works with. She has fantastic product and community knowledge. She is always very thorough with prospective buyers, as well as patient and achieves her goals of bringing the onsite sales associates qualified and educated buyers. Taylors efforts are constant and extremely valuable to our team.

Do you have any specific successes you’d like to highlight?
I was one of five individuals in 2020 who received the annual Richfield Rockstar award selected by the leadership team. The Rockstar motto is “Shoot for the moon. Even if you miss, you’ll land among the stars.” ~ Norman Vincent Peale. In addition to that I recently received the quarterly Live Richfield award selected by Managing Members. This award highlights employees that do an outstanding job, have an ownership mentality, lives by our vision and mission statement and takes pride in their profession.
Tell us a little about yourself…
What do you like to do outside of work? Outside of work I enjoy spending time with my boyfriend Erik and our three dogs Rok, Ally and Callie. We enjoy traveling to warm places, spending time with family and cooking.
What are you reading/watching? I am currently binge-watching Big Sky and Ozark. I love thrillers, romantic comedies, and documentaries as well.
Where is the first place you’re going when we get back to normal travel? My favorite place in the world is Cabo and I will hopefully be traveling there towards the end of this year!
